Build the organization before the doors open

01.

A privately held national developer had an ambitious pipeline and needed an operating organization ready to receive it. Ronan built one, assembling a 150-person organization and leading opening readiness for a run of ultra-luxury communities across several states. He brought pricing, staffing, leasing, facilities, training, technology, and service into one opening plan.

At a rental community the size of a small city, Ronan led an organization of more than 400 people, across six operating functions, within a nine-figure annual operating plan, bringing people, facilities, service, and financial discipline together. He introduced appliance inventory and lifecycle controls that improved purchasing decisions and connected repair, redeployment, and capital planning. For the community’s 75th anniversary, he led a three-month concert series with combined attendance of more than 4,000.

Renovating around the residents

03.

Ronan directed renovations spanning hundreds of market-rate apartments, common areas, and amenities across two residential towers, and developed the renovation program for a third occupied building. Apartment work proceeded as individual units turned over, without requiring any building to be vacated. He coordinated leasing requirements, contractor phases, and planned water shutdowns, addressed tenant concerns, and maintained day-to-day building operations.

From evidence to decision

He begins close to the facts: with the people doing the job, the records they rely on, and the points where money, information, and responsibility change hands. The purpose is not to accumulate observations. It is to explain the problem well enough to decide what follows.

Different assignments, one disciplined method.
