For an existing building, the Greymont Assessment establishes the operating picture and develops a prioritized correction plan with your team over ninety days. Findings are delivered at eight weeks. A focused assignment can begin on its own, without an Assessment first.

Do we need the Assessment before engaging Greymont?

No. A focused assignment can address one decision or problem on its own. Greymont reviews the situation and recommends a course of action. Where it is agreed, Ronan helps lead the next step, within the limits of the assignment. Management, employers, construction managers, and technical specialists keep their own responsibilities. Each assignment has its own scope, timetable, and fee.

Can Greymont review our current management firm?

Yes. Greymont can assess the firm’s services, reporting, staffing, operating controls, and follow-through against its responsibilities and ownership’s expectations. Ronan separates management’s own performance from problems caused by unclear direction, limited resources, or the management agreement itself. Management has the chance to explain its approach and correct material facts. A review does not presume a change of management.

Can you help our board consider a change of managing agent?

Yes. Greymont can help the board decide whether a change is warranted, define what it needs from its managing agent, prepare a request for proposals, compare the proposed services and fees, and evaluate prospective firms. The board or owner makes the appointment. This is agreed as its own assignment and is not part of the ninety-day Assessment. Legal review of the management agreement stays with the board’s counsel.

We manage our own buildings. Can you help our existing team?

Yes. Greymont works with developers and owners who run their own property management. Ronan helps identify practical improvements in responsibilities, staffing, reporting, service, and coordination with development, construction, sales, and leasing. The aim is to help your team meet ownership’s commercial and operating goals, with recommendations that fit the resources you have.

Operating improvement and team building

Greymont can review staffing, coverage, supervision, and performance management. Working with the client and its search partners, we can define leadership roles, assess finalists, and shape the first ninety days. Ronan has led relations with nine trade and service unions, with labor counsel alongside. He has also directed phased renovations across two occupied residential towers and developed the renovation program for a third occupied building. Where useful, Greymont coaches managers and develops practical staff training around the building’s needs, with scope and participation agreed with the client. For a specific staffing or service problem, Greymont can review the causes and recommend a response. Where agreed, Ronan works with management to lead the next step. Hiring and other employment decisions remain with the employer.

Operational diligence

See the building, not the story. Examine the recurring cost, staffing, maintenance, technology, data, and service implications of a property decision. For new systems, Greymont can help define the need, compare options, and test vendor claims alongside the appropriate technical, legal, insurance, and cybersecurity advisers. Ronan has conducted operating due diligence for an institutional acquisition, as part of the buyer’s team. For a building already in service, Greymont can review marketing and leasing practices within the agreed scope, including whether listings and advertising accurately reflect the building and its service.

Board advisory

Independent operating advice for luxury condominium and cooperative boards overseeing the managing agent, resident manager, budget, vendors, service, or sponsor handoff. Greymont can prepare communications, lead a meeting, or serve in an agreed spokesperson role. When the board is choosing a major service provider, such as an elevator maintenance contractor, Greymont can clarify service requirements, coordinate a request for proposals with the appropriate specialists, and compare the responses. Technical specifications and assessments remain with qualified specialists. The board makes the appointment, and its counsel reviews the contract.

Owner representation and transitions

Defined coordination through a change of managing agent, resident manager, operating team, or sponsor-to-board control. Ronan has represented ownership before boards, city agencies, and community boards, and in complex transactions. During a capital project in an occupied building, Greymont can coordinate the operating side with the construction manager: resident communication, access, service continuity, and building staff. Construction supervision, technical approvals, and testing remain with the construction manager and the appointed specialists.
