OWNERSHIP-LEVEL ADVISORY

The address makes a promise.
The operation must keep it.

Greymont independently advises owners, developers, institutional investors, and luxury condominium and cooperative boards on the operation that determines what an asset is worth. We prepare new ultra-luxury high-rises to open well, build and strengthen the teams that run them, and help owners of buildings already in service raise performance and net operating income.

WHAT WE DO

Ownership-Level Oversight of the Teams That Run Exceptional Real Estate.

For developers, sponsors, owners, boards, private principals, family offices, brokers, and sales and leasing teams
Opening a Building

New Development Launch

01.

A building opens once. The market’s verdict lasts.

Handover from construction, the first residents moving in, then a year of leasing up or selling out with people already living there: no stretch of a new tower’s life is harder. Greymont’s founder has managed some of New York’s most valuable towers and led new-building openings in New York and across five states.

Building Performance

02.

Underperformance is quiet. The ledger is not.

We examine staffing, maintenance, budgets, systems, and service, find what is actually driving the result, and work out with the building’s leaders what should change.

The Greymont Assessment

Ninety days, led by Ronan Kearney. Greymont reviews the building and the organization running it and delivers findings at eight weeks. Through day ninety, Greymont develops the correction plan with your team: what needs to happen, in what order, and who is responsible. Ownership receives a clear account of what needs attention and a plan its team can carry out.

Who Greymont advises

01.

Developers, sponsors, brokers, and new-development sales and leasing teams

For teams working to turn a development’s promise into the experience of the finished building. Greymont helps connect commercial priorities with the practical demands of opening and operating it.

02.

Luxury condominium and cooperative boards

Independent operating judgment on management, staffing, spending, and a consequential sponsor handoff.

03.

Institutional owners, asset managers, and capital partners

An independent view of an in-house or retained property-management platform: how it performs, what it reports, and where accountability sits. Greymont gives ownership evidence equal to its responsibility to investors. Before an acquisition or a loan, Greymont joins the diligence team with an operator’s read of the building: its staff, contracts, service, and the costs the underwriting may have missed.

04.

Private principals and family offices

Ownership-level oversight of ultra-prime homes with household staff, specialist providers, and operating demands that warrant experienced attention.

HOW WE WORK

One Method. Every Engagement.

01.

Assess

Independent evaluation of operations, people, and risk.

02.

Diagnose

Root causes, not symptoms.

03.

Plan

Priorities set, sequence fixed, owners named.

04.

Support

Where ownership continues, Greymont advises the team as it carries out the plan.

05.

Measure

Progress tracked against the priorities agreed.

06.

Sustain

A plan the team can carry forward on its own.
